It's that time of year when it seems like all the houses in our neighborhood are going up for sale. They say that the start of summer (specifically the month of June!) is the best time to put your house on the market and it's easy to see why. Houses sell for more. Kids don't have to deal with the transition of switching schools midway through the year. Any plants you have are flowering and looking their best, giving you a shot at the #goals for curb appeal + days are longer, giving buyers more time to scope out your place.
While Ben and I don't plan to leave our home for a long, long time, I still love looking at property listings online - seeing how people choose to decorate their home to entice potential buyers. Some of the choices people make are downright dumb, which leads to the purpose of today's post : Tips for Staging Your Home to Sell FAST.
1. Tidying Up + Splurging on an Air Freshener
Starting with cleaning sounds like a given, but believe me, it's not. Ben and I visited our fair share of homes before we decided on the one we're in now. One of the ones we looked at had a much better floor plan, and a lot more space, but it was SO FREAKING DIRTY. It smelled like a dog and the carpets were in rough shape. If the owners had spent less than $100 to rent a carpet cleaner, and bought an air freshener or two - it would have given such a different impression. Even if a house has great bones and lots of character, if it smells bad, a buyer is not going to give it as much attention as the alternative.
2. De-personalize Your Decor

3. Professional Photography
and finally - the MOST IMPORTANT PART - get professional photos taken of your home. If you've ever checked out Airbnb and scrolled through the available homes in your price range, you KNOW that good photos make all the difference! No one wants to stay for a weekend in a place with creepy shadows, so why would anyone want to live in a place with horrible lighting? If you're thinking of selling your house, at a time when everyone else is too - you need to do what you can to stand out. Professional photos will make all the difference. They'll show your home in it's best light (literally).
